Apply for Property Tax Relief for Tornado Damaged Property

Program Criteria

Ensure your property meets the program criteria:

• This property tax relief applies only to residential property.
  • It does not apply to property classified as commercial or agricultural.
  • It does not apply to personal property (vehicles, business equipment, etc.).
• Your residential property is located within the City of St. Louis.
• The property tax relief is only available to residential property owners where property destruction has caused the property to be unoccupied and uninhabitable.

Required Information

To fill out the application, you will need the following information: 

• The address of your property
• Your name, contact information and temporary address if you have one
• A description of the damage to your property
• Dates when your property was unoccupied/reoccupied
• Itemized cost of repairs to your property, including estimates, bills or receipts when possible

• The Assessor's Office will review the information for each property.
• The Assessor's Office may reach out to you for clarification or more information.
• Your property will likely be inspected from the exterior for confirmation.
• Once the Assessor's Office and Board of Equalization have reviewed the application, the Board will make a determination of approval or denial. Board meetings for this purpose will start in September. 
• The Board of Equalization will notify each applicant of the results in writing.  
• If your application is approved, the 2025 assessed value of your property will be adjusted to a prorated amount. The corresponding 2025 taxes will be figured on the prorated assessed value instead of the original assessed value. 

The amount of proration can vary depending on how long the property is uninhabitable/unoccupied; a property that was repaired and re-occupied after 30 days will be prorated differently than a property that is totally destroyed and will not be repairable by the end of the year.
