Applications for St. Louis Senior Property Tax Freeze Credit Now Live

Senior residents can now apply to freeze their property taxes, providing financial relief to those burdened by the rising costs of property taxes.

Senior residents can now apply to freeze their property taxes through a new credit enacted by BB 141 (Schweitzer), providing financial relief to those who are burdened by the rising costs of property taxes.

“This property tax freeze is meant to protect senior St. Louis residents from being displaced due to rising property values as a result of community and economic development,” said Mayor Tishaura O. Jones. “I encourage qualifying seniors to apply so they can take part in the economic development of our city without the risk of being priced out of their homes.”

This credit allows the City to provide senior citizens with fixed property tax rates year over year, allowing eligible senior citizens to more effectively budget their limited resources. Eligible senior citizens can now apply through the City of St. Louis Assessor’s office online, via paper form, or in-person at the office for the credit each year before the June 30 deadline.

Eligible applicants must be ages 62 and up, reside in the City of St. Louis, and have earned at least forty Social Security credits. They must also:

  • Be the owner of, or have a legal or equitable interest, in a homestead valued at $500,000 or less,
  • Use the property as a primary residence, and 
  • Be liable for taxes on the property.

This tax credit does not apply to commercial or investment properties, or property currently receiving tax abatement. Eligible residents should visit the St. Louis City Assessor’s website or call the office at (314) 622-4050 to learn more about how to apply.
