Appraised Value
Please note that this parcel is tax abated under both Missouri Statue and City of St. Louis ordinance. Under the terms of the abatement, the assessment does NOT have a direct correlation to market value for the duration of the abatement. As an abated parcel, the Assessor does not determine an estimate of market value for biennial reassessment. The market value shown is merely the assessed value divided by the appropriate assessment ratio.
Redevelopment Code
This three-digit code indicates which phase of abatement a parcel is assessed.
A first digit of "1" indicates that the assessed valuation for improvements used in computing real property tax is frozen at a pre-redevelopment level during this phase. If there is a second phase, a first digit of "2" indicates that both land and improvements are assessed at 50 percent of their respective values.
The second and third digits indicate the last year of that phase. For example, a redevelopment code of 299 indicates that both land and improvements are assessed at 50% until December 31, 1998. The property would be 100% assessed effective January 1, 1999.
