Pay Real Estate Taxes

Information on how to pay real estate taxes, which are due by December 31 of each year

Overview

The Real Estate Department collects taxes for each of the approximately 220,000 parcels of property within city limits. Property valuation or assessment is conducted by the Assessor's Office every other year (odd numbered).

Each November, the Collector of Revenue Office sends a tax notice to all landowners. Taxes are due by December 31st of each year.

 

Preparation

If you have an escrow account set up with your mortgage company, your bill will be sent to your lending agency to be paid through your escrow account.

Real estate tax bills for non-escrowed accounts will be mailed in November.

 

Instructions

In Person

In person payments are accepted in the form of credit or debit card, cash, check, money order or cashier's checks. No checks will be accepted for delinquent tax payments. Payments may be made in person Monday-Friday, at:

November through December 31st, you may also drop off your payment in the night deposit box at one of four Commerce Bank locations.

After payment, you will receive your real estate tax receipt in the mail. Please allow up to ten business days for processing and mailing.

By Mail

Mailed in payments are accepted in the form of check, money order, or cashier's check. No checks will be accepted for delinquent tax payments. Send your payments to:

By Phone

Payments can be made over the phone by calling (314) 408-6887. Credit and debit card payments are accepted.

Online

Use the Begin Online button below to pay your real estate taxes via our PayIt payment portal.

  1. Go to the PayIt website.
  2. Follow the prompts to log in, sign up or continue as a guest.
  3. Enter your account number to find the correct real estate taxes.
  4. Payments can be made using a credit or debit card, or via ACH payment.

Fees

There is a 2.45% transaction fee for all credit and debit card payments and a $1.25 fee for ACH transactions.

Missouri State Statutes mandate the assessment of a late 2% penalty and a 2% interest for taxes that remain unpaid after December 31st. Delinquent payments are subject to a one time penalty of 2% and interest at 2% per month, up to a maximum of 18% per year. Interest will continue to be assessed until the tax amount has been paid in full.

 

What to Expect

Once your payment has been processed, your receipt will be available online.
